Highlands Ranch is a large community that is growing every day and is a place residents are proud to call home. It’s located in popular Douglas County and is just 12 miles south of Denver, CO making it close to businesses and shopping.
If you’re looking for a community with a family atmosphere and a great public school system, then you’ve found it. The Douglas County School District has achieved well above the state average in every grade and every subject matter covered on the Colorado Student Assessment Program. Most students involved in DCSD are involved in some kind of extracurricular activity.

There is no need to go looking for activities as there are plenty of choices in Highlands Ranch with all the community parks, walking trails, recreation centers, tennis courts, skate parks, baseball fields, golf courses and even parks just for dogs to run around without their leash. This is a community where neighbors gather to enjoy Easter egg hunts, summer concerts or Fourth of July fireworks. Sixty-one percent of the land is devoted to non-urban uses including open space and recreation.
The housing mix consists of single family homes, condos, and townhouses with prices ranging from $200,000 to over $1,500,000. There are about 29,000 homes in the community.
Highlands Ranch is an unincorporated area under the jurisdiction of Douglas County. Highlands Ranch Metropolitan District (HRMD) was formed to provide municipal services including water and sewage treatment, road construction, road landscaping and maintenance, and parks and trails development and maintenance. A seven-member board of directors represents the citizens and provides these municipal services. While the Douglas County Sheriff’s Office provides law enforcement to Highlands Ranch, the Metro District has established fire and emergency services through an intergovernmental agreement with the City of Littleton.
A five-member board of directors and a community manager govern the Highlands Ranch Community Association (HRCA), which operates and maintains the community recreation centers and provides architectural control, covenant enforcement, community events, and recreation programs. All residential property owners are HRCA members.
