Founded during World War I, the former Fitzsimons Army Hospital served as a premier medical center, serving such figures as Dwight D. Eisenhower and John Kerry, for the U.S. Army until it was closed in 1999. Today, the former 578-acre facility is currently undergoing a $4 billion renovation plan – the largest medical-related redevelopment project in the country.

Comparable to the Research Triangle Park of North Carolina, Fitzsimons will incorporate medical, biotech, retail/commercial, and residential facilities. Already becoming known as “the opportunity triangle” in conjunction with the Lowry and Stapleton areas, Fitzsimons is expected to provide employment to nearly 35,000 Colorado residents by the time the project is complete, which is anticipated to be during the year 2010.

Backed by the city of Aurora as well as the state of Colorado, and even federal organizations, the Fitzsimons project will have an enormous economic impact on society when all is said and done.

Though not in the initial project proposal, residential developments include nearly 600 units of mid-rise housing, as well as a fitness center and swimming pool among other amenities. While the Research Triangle Park is spread out across a wooded area, Fitzsimons has a more modern and metropolitan feel to it with tenants residing closer together, ultimately encouraging more interaction to form a cohesive community.
